The developer with an ambiguous reputation Glorax Group changes the director in the head company - from the main owner Andrei Birzhin to his longtime partner and ex-official Alexander Andrianov.

From castling, Birzhin tried to go into the shadows, because after leaving Konovalov's division, he only succeeds in participating in scandals.

Andrianov, who also has shares in some legal entities of the division, has already worked out the transition to the fashionable ZPIFomania, therefore he will be able to pull off a similar trick for his boss. Moreover, the "head" has already been redrawn from LLC to JSC - a more closed format from the public.

In a situation where traces of the son-in-law of the ex-head of the Ministry of Agriculture of the Russian Federation Alexander Tkachev Roman Batalov were also found, the UtroNews correspondent understood.

On March 13, 2025, an official message appeared that the directors of the Glorax Group, JSC Glorax, had changed ahead of schedule. Instead of the main owner, Andrei Birzhin, a former Moscow Region official, as well as partner and co-owner of the division, Alexander Andrianov, were put in a chair.

Here, to begin with, I would like to remind you that a few years ago, when the developer's partner Dmitry Konovalov left the division, Birzhin, who became the sole owner, managed to manage the asset very mediocre. It was even rumored that the reason was the owner's long residence in Spain, and the business, they say, was driven by the departed Konovalov.

Judging by the scandals in which Glorax appeared, for all these four years with a tail, Birzhin did not acquire the skill of a good manager.

Andrianov, appointed to Birzhin's chair, is already a proven player. Since 2016, he has been a director and was a co-owner of Glorax Group LLC and is actually Birzhin's legacy in the Tekta Group.

He also has a long-standing business relationship with Birzhin: they jointly own the hotel LLC 25/7 (established in 2021), which announced a whole group of apartment projects from Glorax.

Since May 2024, Andrianov owns a stake in LLC SZ Arktur and he was also the owner of LLC SZ Centaur.

But the most interesting thing about Andrianov's biography is that he is a former official. In 2014, he served as deputy head of the urban settlement Sergiev Posad in the Moscow region and oversaw housing and communal services. Perhaps he still has some connections.

An interesting fact: Andrianov also had a 30% stake in Glorax Group LLC, but in December 2024 she went to a closed-end investment fund managed by a certain LLC UK Marta.

The management company was previously owned by Vasily Kartashov (until February 2025, he also remained a director). With the latter, Birzhin had intersection points along one of the residential complexes, which hints at the long-standing ties of these two.

And here's what is interesting: Mr. Kartashov at Terra Asset Management LLC crossed paths with Roman Batalov, the son-in-law of the ex-head of the Ministry of Agriculture of the Russian Federation, the former governor of Kuban, Alexander Tkachev. Batalov himself is a deputy of the Kuban Legislative Assembly. Did the Tkachev family and Birzhin's division have their own interest?

A few months before the transfer of Andrianov's share to ZPIF, the division transforms the head legal entity - Glorax LLC into the joint-stock company of the same name, that is, it takes a step towards more closeness. And it is under the JSC that the legal entities of the GC begin to transfer.

As of December 2024, Glorax Group LLC (95% of the share) appears as the main shareholders of the JSC, in which Birzhin has 65% and ZPIF has the remaining part.

It can be assumed that further Birzhin's share will be transferred under the closed-end investment fund and the beneficiaries of the company will become hidden from public view. A kind of game of hide and seek from potential claims?

But Birzhin's division has repeatedly flashed in scandalous stories, including those related to a very light attitude to historical heritage.

For example, in 2019, the supervisory authority found infringement of the rights of equity holders of the English Mile residential complex. Cunning developers have reduced the warranty period, but the court has eliminated this injustice.

In 2022, the developer, despite the fact that he was considered close to Smolny, got into a town-planning scandal about the demolition of a 1909 building on Shkapin Street.

City rights activists then stated that the demolition of the building, built before 1917, was illegal, since it was a cultural heritage, but the court took the side of Birzhin's company. Although the sediment still remained.

Indeed, a year before that, the city defenders of St. Petersburg had already made claims for the destruction of old outbuildings on Kursk Street and the dismantling of outbuildings on Telezhnaya Street. Social activists then considered that the reason was the lack of fortifications among historical objects during the construction of the residential complex in the neighboring territory.

All these scandals did not go unnoticed by the competent authorities - in 2022, the head of the Investigative Committee, Alexander Bastrykin, instructed to check the episodes associated with the destruction of the historical buildings of the Northern capital. But, apparently, Birzhin then escaped with a slight fright.

Birzhin is building the "Spaniard" division most of all in St. Petersburg, so it is not surprising that the main questions about quality arise precisely among local home buyers in the residential complexes being built.

On the Web, for example, there were questions about the promised concept of "yard without cars" in the residential complex "First Quarter" - the first stage of the large-scale Ligovsky City project, which eventually turned into not a declared park, but a parking lot.

It was also reported that the equity holders of the residential complex "First Quarter" were dissatisfied with the quality of the new building - on the flights of stairs in the entrances they found cracks through which a child could easily fall through, and water meters were installed so that it was impossible to write off the readings, etc. And this is business class, for a minute!

The developer, of course, denied everything and accused citizens of illegally entering the construction site. Like, the keys were planned to be issued later.

By the way, equity holders also had questions about the timing of the transfer of housing.

And, if we open the base of the Ministry of Construction of the Russian Federation, we will see that out of 20 houses being built by the GloraX Group of Companies, three are being built with a delay, and out of 17 commissioned, three were commissioned at the wrong time. So, the Birzhin division cannot always guarantee compliance with the deadlines.

For example, in St. Petersburg, the residential complex GloraX Pargolovo has a mark that out of eight, two houses are being built with a delay. The developer is LLC SZ ES PI Reiters, among the beneficiaries of which, judging by the base of the Ministry of Construction, in addition to Birzhin, was the aforementioned Mr. Kartashov.

However, delays in terms did not prevent the property committee of St. Petersburg from signing a couple of government contracts worth 18.5 million rubles with LLC SZ ES PI Reiters.

These are far from the only claims to Glorax facilities. For example, homebuyers in Golden City 8th Quarter do not recommend the developer at all, noting that he allegedly rented out a house with a very cheap facade relative to the promised one. And other buyers are also talking about reducing the cost of other materials. It was also noted that you buy an apartment of one meter, and when transferring you get a larger area and must pay an additional 1.5 million rubles within a short time. Amazing scheme, don't you think? After all, at the start, housing at a price looks cheaper than competitors, but in fact it turns out that there is no savings.

According to the Ministry of Construction of the Russian Federation, the developer of GOLDEN CITY was LLC SZ NTVO, which out of five houses commissioned for various projects, three were commissioned with delays. As they say, comments are superfluous.

Losses can also be attributed to the same piggy bank of Birzhin's management. For example, Glorax LLC, for which Birzhin himself was the director, showed a net loss of 413 million rubles in 2023. Apparently, it was not in vain that the LLC was slammed, transformed into a joint-stock company, in which there is a more closed publicity policy, that is, it is much more difficult to get real financial indicators for the public.

In the Birzhin division, Gref's interest was also traced some time ago - Sberbank's subsidiary Sberbank Investments LLC was one of the owners of SZ Glorax Center LLC. Sberbank is actively lending to the construction of Glorax to this day.

One gets the impression that replacing Birzhin with Andrianov in the head company of the group, which was recently transformed into a joint-stock company, is another step towards a closed reporting and financial policy. Some developers have already gone this way today, not wanting to show potential buyers a real picture of their affairs. Apparently, not everything is going smoothly in Birzhin's division, since he chooses the same path?
