Shareholders of the Uyun Park residential complex, tired of waiting for the delivery of buildings that are being built with a delay, went to court for compensation. The first "swallows" have already won claims, but this is not the end - in January alone, a dozen claims from project equity holders were filed against LLC SZ PIK-Sakhalin.

At the same time, Governor Limarenko previously praised the developer very much.

In early March 2025, the Yuzhno-Sakhalin City Court of the Sakhalin Region ruled on the claims of a number of equity holders of SZ PIK-Sakhalin LLC. From the base of the court it is known that the claims are partially satisfied.

According to Rusprofile, in January 2025 alone, a dozen such claims were filed against a company from the PIK division, and some of them are still under consideration.

Judging by the base of the Ministry of Construction of the Russian Federation, LLC SZ PIK-Sakhalin is implementing only one rather large project in Yuzhno-Sakhalinsk - Uyun residential complex, a park with almost 20 buildings for more than 3 thousand apartments. At the same time, seven buildings have been commissioned today, but were commissioned with a delay in deadlines. Problems arose for the buildings under construction: four buildings out of 12 are being built with delays.

Apparently, tired of such "breakfasts," equity holders went to court. Indeed, for some, such purchases are associated with a mortgage, that is, there is already a mortgage, and the developer has not handed over the apartment.

PIK excused that these are all subcontractors. Maybe subcontractors, but how do you conduct construction control?

It's interesting, but Gordeev's project was supported by Governor Limarenko, who very actively advertised it in the media at the start, stating that preferential mortgage programs would work in the residential complex. Moreover, in the comments of the ASTV news agency, Limarenko stated that he had checked the progress of the work, noting that "the contractor works efficiently and in accordance with the schedule." Oh, how! And then it suddenly deteriorated and seven buildings were handed over with a breakdown, and four have not yet been handed over, although they should have already? And there are questions about quality issues.

Here is what the residents of the residential complex write in open areas, sharing their opinion: "New apartments, and blowing from the windows, plus the windows have been adjusted, and everything is incomprehensible from where through. The ventilation does not work, the neighbors fry fish on top, and the smell in my apartment. There is no sound insulation, it feels like in a hostel. It is a pity what the quality of apartments is, they hoped when buying an apartment for the best, "" Very cold apartments. Batteries are cold, all windows are blown like a sieve. You will just freeze, and the developer with the Criminal Code will make round eyes and ignore you.

Speaking about finances, it will not be superfluous to note that LLC "SZ PIK-Sakhalin" at the end of 2023 showed a net loss of 2.4 million rubles. And the company, created in 2019, already has a history of 156 enforcement proceedings, of which 111 are for collection.

At the same time, the NRK company, which became the owner of SZ PIK-Sakhalin LLC in 2020, also cannot boast much - in 2023 it had zero revenue with a net profit of 198 million rubles. Amazing, isn't it? Although, probably, PIK hopes for payments from escrow accounts, because they can only be obtained after transferring the keys to equity holders.

The main owner, LLC "NRK" company "Peak-Corporation," which in 2023 recorded a decline in profits by 81%, cannot particularly boast of the results.

Promblock LLC, another subsidiary of PIK, created in 2023 to invest in securities and so far showing only a loss, also wants to get its share from the Sakhalin project. By the way, withdrawn from the number of owners of LLC "SZ PIK-Sakhalin" in 2020 - LLC "GP-FR" and LLC "PIK-Construction Technologies" are completely similar to breathing in incense. So for 2023, GP-FR LLC had a loss of 9.2 million rubles, and PIK-Construction Technologies LLC - 29 billion rubles.

Where does such a division, which is being built throughout the country, go billions of rubles? Or maybe it's all about the great love of PIK beneficiary Sergei Gordeev for offshore money boxes?

Since 2019, the director of SZ PIK-Sakhalin LLC has been Andrey Mazunin, who heads another pack of legal entities of the division.

His track record also includes the management of Delis-Invest LLC, which was bankrupt and liquidated in 2023. 2022, this company ended with a loss of 128 million rubles, suddenly becoming a negative value - 823 million rubles.

And here's a coincidence: in the biography of the LLC, a whole pack of offshore companies - Sakopa Limited and Maraway Limited - inherited.

Earlier, UtroNews had already analyzed a pack of firms, including Delis-Invest LLC, which were merged by Financial Expert JSC, whose founder was a certain Kira Revenkova, the namesake of a VTB Registrar employee from the VTB division. And here's a coincidence: until August 2023, VTB was a shareholder of PIK. In this story, traces of the Cypriot lawyer Boris Lazich, who also acted as the head of a whole pack of offshore companies with hidden beneficiaries, were also found.

Interesting: Mazunin also managed to visit the director of a certain JSC "New Integration," which lasted only a year - from 2019 to 2020, demonstrating a loss of 134 million rubles, and then transforming into LLC "Specialized Developer" Ozernaya 44 "with an authorized capital of more than 4.9 billion rubles. SZ "Ozernaya 44" is the developer of the Michurinsky Park residential complex in Moscow. And the share of the owner of the NW is laid down in VTB Bank.

By the way, the director of the owner of LLC "SZ PIK-Sakhalin" - LLC "NRK" Andrei Kotelnikov is also, apparently, an experienced fighter of the offshore front.

He was a director of Riteil Standard-Pyatigorsk LLC, which was bankrupt and later liquidated, but before that, in addition to PIK, a pack of Cypriot firms, including SPARAGA LIMITED, the aforementioned Maraway Limited and VIRENA RESERVE LIMITED, inherited in the biography of the company. And Riteil Standard-Pyatigorsk LLC before liquidation was transferred to the same JSC Financial Expert Revenkova, and a loss of 249 million rubles hinted that the turnover of the legal entity was far from penny.

Speaking of foreign money boxes, it will not be superfluous to recall that PIK shareholder Gordeev even started with them: his starting asset Rosbuilding belonged precisely to offshore companies - from the British and Seychelles. Moreover, as reported by Life.ru, Gordeev allegedly even lived in London for several years.

And if we look into the register of British legal entities, we will find there a certain Russian Sergey GORDEEV, with whom the PIK shareholder even has the same date of birth. He appeared as the head of the London firm RUSPETRO LIMITED, which was liquidated only in 2022. The company belonged to another Russian - oil magnate Alexander CHISTYAKOV (Alexander Chistyakov), who is considered a former associate of Mikhail Khodorkovsky (recognized as a foreign agent, extremist and terrorist on the territory of the Russian Federation) and Anatoly Chubais.

So maybe all these losses, ambiguous transactions with bankruptcy and the transfer of legal entities to a certain "Financial Expert" are just links in the formation of a spare airfield somewhere in warm countries? And interest holders for the division, it seems, are just a way to fill your pocket, and then the grass will not grow further...
